Buying process
- Register your requirements with usby calling or emailing your local office details are on the contact us section.
- We will inform you of all relevant properties that match your requirements and arrange a convenient time to view the all properties that match your requests.
- If you do not have your finance arranged that’s not a problem as we can arrange for an independent financial advisor to contact you at a convenient time to discuss your needs.
- As soon as you find a suitable property, we'll put your offer forward to the seller, both verbally and in writing. Any offer is subject to contracts being signed. There are no legal obligations on either side until contracts are signed.
- At this stage you should instruct a conveyancing solicitor to work on your behalf. It is advisable that your solicitor has had past dealings in your chosen area. If you need help in finding a solicitor we’d be only too happy to recommend one that’s tried and tested.
- Now that your offer has been accepted, your mortgage has been arranged in principle and you have a solicitor in place it is now a good time to discuss finer points i.e. the dates which you would like to exchange contracts and complete the transaction, inform your mortgage advisor that you have found a suitable property and to proceed by completing your application and arranging a mortgage valuation or building survey(if required).
- The sellers solicitor will raise draft contracts and send to your solicitor who will raise preliminary enquiries. Your solicitor will request their own searches from the local council or use those supplied from the sellers Home Information Pack. A surveyor who has been instructed on behalf of your chosen mortgage company should booked in to carry out a mortgage valuation or survey to indentify the properties value and if there is any structural defects respectively.
- At this stage a draft contract is raised by the sellers solicitor and providing there have been no problems up to this point your solicitor should approve the draft.
If the mortgage valuation or survey is returned with no discrepancies and the surveyor is happy for the mortgage company to lend on your chosen property then a mortgage offer is sent to your solicitor for you to sign. Once signed and returned your mortage offer should be place which now allows you to proceed to exchange contracts.
- The contract then needs to be signed by you and the seller. The deposit (usually 10% of the purchase price) is paid by your solicitor to the sellers solicitor in the form of cleared funds. The completion date is then set.
- Completion date is usually set a few days to a few weeks after exchange of contracts, depending on each party's personal requirements. Residual monies (usually 90%) are now transferred from your solicitor to the seller's solicitor's account. Congratulations, you are now the legal owner of your new home!

- Explain your time frame and how you plan to finance your purchase and if you wish to include any fixtures and fittings with your offer.
- Once the sale has been agreed instruct a conveyancing solicitor to act on your behalf.
- Remember that we, the estate agent, act as port of call to progress the transaction
- Instruct your mortgage broker to, if applicable, appoint a mortgage valuation or survey
- You will need to agree on convenient dates to exchange contracts and complete the transaction, when you can take possession of the property.
