Why use HUNTERS?

Selling process

  1. Instruct us , by calling or emailing your local office details are on the contact us section, and you’ll receive an accurate valuation of your property not an overinflated valuation just to get your business.
  2. Before we can initiate viewings or officially take your property on you have to get a Home Information Pack, HIP, commissioned for your property. We can assist you in this task by advising you of the trusted HIP providers that we use regulary..
  3. At this stage you should instruct a conveyancing solicitor to work on your behalf. It is advisable that your solicitor has had past dealings in your area.
    If you need help in finding a solicitor we’d be only too happy to recommend one that’s tried and tested.
  4. Now that we are in possession of your HIP we can show all interested buyers your property.
  5. As soon as we receive any offers we will inform you both verbally and in writing.
  6. We will advise you as to our thoughts with regard to any offers we receive but you may want to consider using any of your fixtures and fitting as an extra negotiating tool.
  7. Your solicitor will raise draft contracts and send them to the buyers solicitor, along with a copy of the HIP, who will raise preliminary enquiries. The buyers solicitor will request their own searches from the local council or use those supplied from your Home Information Pack. Your solicitor will raise any other legal paperwork such as title deeds, copy of lease, fixtures and fittings list, seller's questionnaire, planning consent, guarantees, copy of building regulations and share of freehold certificate (most of this information should already be contained in the HIP).
  8. If your property is leasehold we recommend that you forward copies of your service charge accounts over the last three years, estimates for the forthcoming year and building insurance certificates to your solicitor and if you do not have these your solicitor will request them from your Managing Agent.
  9. The buyers mortgage surveyor should now have booked an appointment to value/ survey your property and also at this stage a draft contract is raised by your solicitor and providing there have been no problems up to this point the buyers solicitor should approve the draft.
  10. Providing that there are no problems with the contract and the local searches you will be in a position to exchange contracts. The buyer’s mortgage offer should now also be signed and returned to the mortgage company. The contract then needs to be signed by you and the buyer. The deposit (usually 10% of the purchase price) is paid by the buyers solicitor to your sellers solicitor in the form of cleared funds. The completion date is then set.
  11. Completion date is usually set a few days to a few weeks after exchange of contracts, depending on each party's personal requirements. Residual monies (usually 90%) are now transferred from your solicitor to the seller's solicitor's account. Congratulations, you have just sold your property!

Advice

  • Make sure you appoint Hunters to give you their opinion on your property’s current market value.
  • Discuss commission rates.
  • Appoint Hunters if you wish to pay a ‘sole’ agency fee or more if you wish to pay a ‘multi’ agency fee.
  • Before you commence with viewings make sure your property is clean, tidy and as well presented as possible.
  • If you receive an offer on your property react sensible and don’t dismiss before really considering the offer.
  • When you agree on an offer you should then appoint a conveyencing solicitor.
  • If you have any quieries raise them with your Hunters or your solicitor.
  • When you are due to exchange contracts make sure the date’s suit. As when you complete the sale you will no longer have possession of the property. If in a chain you may have to be more flexible with completion dates to make sure the chain remains intact.
